Community Options, a nationally based nonprofit organization located in twelve states looking for its first commercial building in the Phoenix and surrounding market place. They help more than 5,000 people with disabilities and their families across the country. None of this is possible without the support of its 5,500 employees, donors, volunteers, and its Board members.

A founding principle of Community Options is that anyone who wants to work can and should work. Their job is to develop compensatory supports for successful employment for people with disabilities. Job Coaches support people to identify their goals, network, and retain jobs. The nonprofit guides more than 1,800 individuals into competitive employment. Community Options is growing in the Phoenix market and because of this growth the need for a large commercial office building to provide support was needed.

THE CHALLENGE

At the time of the transaction (post 2020 pandemic), prices were increasing as inventory of office properties were limited. Another complexity to the transaction was finding the ideal location with excess office space that was second generation. The location had to be in an area with multiple freeway accesses, and centrally located near their client base. Timing was another challenge as the nonprofit was growing out of it’s current location rapidly as the existing space would no longer fit the company’s needs. The challenge became finding a new space that would allow them to grow their footprint, find the perfect location, and purchase a property in a market with limited inventory.

Community Options had the ability to obtain a good deal on their own with their own savvy and talented team; however, they needed a commercial real estate agent to take their transaction from good to great. Community Options works with commercial real estate brokers in each of their markets based on integrity, best-in-class market intelligence, trust, ability to navigate the negotiation process, and a track record of success. Jason Miszuk Realty was selected for the opportunity to represent Community Options. It was an honor and a privilege to assist this team with this particular real estate challenges. So a relationship was formed and Jason Miszuk Realty got right to work.

Because of all these efforts, we solved the challenges of the limited location requirement, timing requirement, navigating the commercial real estate market volatility, found a quality property in a limited inventory market and found an owner/user building with the excess space to lease to help employ Community Option’s clientele base.

THE SOLUTION

To start, we began by navigating the current Phoenix and surrounding market with the active listings. The strategy used is in-depth, detailed and different from other commercial agents. The time involved is intensive: contacting each broker and owner about the properties, asking the right questions, reviewing sold properties, and researching the properties. The canvassing and navigation process was extensive and thorough and we needed to communicate the results with the Community Options Teams. We also began reaching out to the brokerage community and commercial property owners to uncover any off-market opportunities during this time. Jason has a data base of thousands of commercial real estate brokers and owners he has amassed through his 19 plus year of commercial real estate experience. The outreach worked to uncover opportunities and they were pursued.

A new listing entered the market after months of uncovering and reviewing potential opportunities, extensive market research, and educating our clients along the way. The property fit the acquisition criteria, location requirements, received Board Approval, and city of Tempe was supportive of the use.
